Quick answers to the most common questions about community living at Pristine Place.
What are the HOA dues and when are they due?

Annual assessments are billed quarterly. Payment is due on the first of January, April, July, and October. Exact amounts are communicated each year after the Board approves the budget, or at the monthly Board of Directors meetings when a change is made.
How do I submit an architectural review request?

Paper Architectural Review Application forms are available in the Clubhouse lobby and are reviewed monthly by the Architectural Control Committee (ACC). Complete the form with project details and photos, and submit it to the HOA office. The Architectural Review Committee meets monthly and typically responds within 30 days.
For faster processing, log into the Resident Portal to submit your application online - online submissions are typically reviewed within one week.
What are the community pool hours?

The pool is open seasonally from late April through early October. Hours are dawn to dusk daily. A valid resident wristband is required for entry. Guest policies are outlined in the pool rules posted at the gate.
How do I report a maintenance issue in a common area?

Contact the HOA office by phone or email. For after-hours emergencies (irrigation leaks, downed trees, etc.), leave a voicemail and the appropriate person will be notified. You can find contact information on the Contact page.
Can I rent out my home?

Leasing policies are governed by the community's Declaration of Covenants.
Pristine Place has rules regarding property rentals and leases that are established by the Board of Directors. Property owners cannot rent out their property or allow anyone other than immediate family to live there without first getting approval from the Association's Board of Directors. All leases must be in writing, follow the Association's rules, and last between 3 and 12 months, with a limit of two rentals per year. Owners must notify the Board at least 15 days before signing a lease, pay a fee, and get the lease approved before the renter can move in. Owners must also provide renters with the Association's governing documents.
Finally, owners must have lived in the property as their main home for 12 months before renting it out, unless they inherited the property or transferred it to a trust for their benefit. Please refer to Section 21 of the Amendment to the Declaration of Covenants (2024) - found on the Documents page - or contact the HOA directly for guidelines concerning property rentals.
How do I get a gate remote or replacement?

Gate remotes are available at the HOA office during business hours. Bring a valid photo ID and proof of residency. A replacement fee may apply. See the Gate Access page for full details.
When and where are Board meetings held?

The Board of Directors meets on the second Wednesday of each month at 7:00 PM in the Clubhouse Main Room. Meetings are open to all residents. Agendas are posted 48 hours in advance on the Documents page in the Residents Portal.
How do I sign up for community event notifications?

Note that only some of the events and announcements are available on these public pages. Log into the Resident Portal to see a full listing of the events and announcements. A resident email notification system is planned for a future update.
When do I need an ACC permit or change request form?

The Pristine Place Architectural Control Committee (ACC) issues permits to make changes to your property. Before starting on a project to improve a lot and/or residence, residents are required to submit an ACC Change Request Form. This process allows a volunteer within the community to provide guidance and awareness of HOA rules and regulations that impact the project. Proactive planning can help residents avoid costly delays and violations.
What Projects need an ACC Request Form
Pristine Place has standards and guidelines for changes and improvements to their lots and residence. Here is a list of common projects that require an ACC form. While not an exhaustive list, this gives resident a starting point for their project.
- Tree Removal
- Installing or enlarging plant beds in yard
- Additions and New Construction of a Residence
- Driveway Replacement, Extensions and Pavers
- Yard Structures such as Playhouses, Swing Sets, etc..
- Roof Replacement
- Repaint House Exterior
- Installing or Replacing a Fence
- Installing or Replacing Lanai or Pool Cage
- Installing or Replacing Outdoor Appliances (Pool Heater, Propane Tank, Water Conditioner, etc)
ACC permits can be obtained by filling out an ACC Change Request form.
Architectural Change Request Submission:

- Online: Complete the form on the Pristine Place Residents Portal website.
- Paper Form: Pick up a paper form from the clubhouse and fill it out.
- Downloaded Form: Download the form from the Pristine Place Residents Portal website, print it, and then fill it out.
- Regardless of the submission method chosen, all versions of the form must be completed, and all supporting documents must be submitted with the form.
- If you complete the downloaded version of the form or the one from the clubhouse, you will need to place the form and supporting documentation in the blue ACC box located in the clubhouse lobby. Paper forms are reviewed monthly, on the 2nd Wednesday of each month, and should be submitted no later than two days prior to the meeting.
- If you complete the online form, your request will be emailed to the ACC Chairperson along with all attachments. These are usually processed within a few days.
- All requests submitted before the monthly ACC meeting will be reviewed, and a decision will be made to approve, disapprove, or provide conditional approval with requirements.
- A blue permit will be issued for all approved and conditionally approved requests, and someone from the ACC will deliver the blue permit to your home.
NOTE: The ACC meets once a month to review Change Request Forms on the second Wednesday of the month. Any Change Request Form submitted after the monthly meeting will be reviewed at the next monthly meeting.
